Vacant Home Staging
Full furniture, art, lighting and accessory packages for empty Utah listings. Every room gets a clear purpose so buyers stop guessing what fits and start picturing themselves living there.
Utah Home Staging
Don't stage your house when it doesn't sell. Stage it so it SELLS. Refined Spaces Utah designs and installs vacant and occupied home staging for sellers, agents and builders across Salt Lake County, Utah County, Park City and the Wasatch Front.
Rusti Banagas, Owner and Designer. Every project is designed and installed personally, not handed off to a warehouse crew.
Why Staging Works
Buyers decide how they feel about a home in the first few photos, usually before they ever pull into the driveway. A professionally staged home gives them scale, purpose and a reason to choose your listing over the identical floor plan down the street.
Empty rooms read as small and unfinished. Over furnished rooms read as cluttered. Staging solves both, and it does it where the buying decision actually starts, which is online.
Staging after 45 days on market is damage control. Staging before the first photo is strategy.

What We Do
From a single consultation to a full vacant install, every package is built around your floor plan, your price point and your photo date.
Full furniture, art, lighting and accessory packages for empty Utah listings. Every room gets a clear purpose so buyers stop guessing what fits and start picturing themselves living there.
You are still living there and the home still has to photograph like a model. We edit, rearrange and layer in the right pieces so your listing competes with brand new construction.
Park City, Deer Valley, Alpine, Draper and the Cottonwoods. High end buyers expect a level of finish that furniture rental alone does not deliver. This is designed staging, room by room.
Builders and developers get a repeatable look that photographs beautifully, holds up to daily traffic and helps buyers understand the floor plan they are standing in.
A room by room walkthrough with a written action plan you can execute yourself. The fastest, lowest cost way to fix the things that quietly cost you offers.
A final styling pass the day before photography, video or an open house. Small details, big difference in the images that decide whether buyers book a showing.
How It Works
Simple, scheduled around your photo date, and handled end to end.
We tour the home or review your photos, floor plan and listing timeline, then talk through what buyers in that price range expect.
You get a clear proposal covering the rooms staged, the term, delivery and de-staging. No surprise line items.
Furniture, art, textiles and accessories are selected for your specific architecture, light and buyer, not pulled from a template.
Delivery, placement and styling in a single day for most homes, so photography can happen right after.
Once you are under contract or closed, we schedule pickup and take it all back out. You do not lift a thing.
Staged to Sell
Furniture is not decoration. It is the difference between a listing buyers scroll past and one they book a showing for. Stage it before it goes live, not after the price drops.

Questions
Staging is quoted per property. Pricing depends on square footage, how many rooms are staged, whether the home is vacant or occupied, and the length of the term. Most sellers spend far less on staging than they would on the first price reduction. Call 323.791.7079 for a written quote.
Empty rooms photograph flat, look smaller than they really are, and give buyers nothing to react to. Vacant staging gives every room scale and a clear purpose, which is exactly what buyers are judging in the first few listing photos.
Yes. Occupied staging uses what you already own, edits what is working against the sale, and adds selected furniture, art and accessories so the home photographs and shows like a model.
Most homes are installed in a single day so listing photography can happen right after. Larger luxury properties can take longer. Book the walkthrough early so the install lands before your photo date.
Terms are set in monthly increments and can be extended if the home is still on the market. De-staging is scheduled once the home is under contract or closed.
Salt Lake County, Utah County, Davis and Weber County, and the Wasatch Back including Park City, Deer Valley, Heber City and Midway. If your listing is close to those areas, call and ask.
It is not too late, but the best move is always to stage before the first photo. If a listing has gone stale, staging plus fresh photography and a relaunch gives buyers a reason to look again instead of assuming something is wrong with the home.
Yes. Agents, builders and investors are a large part of the work, including model homes, spec homes and repeat listing packages. Ask about agent partnership pricing.
